How Christchurch Rates Are Calculated (2025/26)

Christchurch rates have two components. First, a fixed charge of $389.13 per year paid by every residential ratepayer, which covers: UAGC (Uniform Annual General Charge) $193.00, waste collection $176.13, and active travel levy $20.00. Second, a variable general rate of 0.462977 cents per dollar of capital value (CV).

Example: a property with a CV of $750,000 pays $389.13 + ($750,000 × 0.00462977) = $389.13 + $3,472.33 = $3,861.46 per year, or $74.26 per week. A $1,000,000 CV property pays $389.13 + $4,629.77 = $5,018.90 per year ($96.52/week).

2026 Revaluation Impact

Christchurch properties were revalued in 2025, with new capital values effective from 1 September 2025 and applied to rates from 1 July 2026. If your CV has increased, your variable rates component will increase. However, the overall rates increase is set by the Annual Plan -- Council adjusts the variable rate each year so that total rates revenue meets its budget.
