Avonside Suburb Guide
A riverside suburb along the Ōtākaro Avon with strong regeneration momentum
Ward: Linwood-Heathcote
Avonside runs along the north bank of the Ōtākaro Avon River in east-central Christchurch, straddling the line between the inner city and the eastern suburbs. The earthquake sequence caused severe liquefaction damage and the red-zoning of a significant portion of the suburb's housing, fundamentally changing its character. The cleared land is now part of the Ōtākaro Avon River Corridor, a 630-hectare riverside park in the making.
The remaining residential areas of Avonside have been rebuilt and renewed, with strong investment in three waters infrastructure, roads, and stormwater. The suburb retains its proximity to the central city -- the CBD is a short cycle or drive -- while gaining substantial new green space along the river. The river trail connects Avonside to the central city, making it popular with cyclists and joggers.
As regeneration progresses, Avonside's affordability and riverside amenity are attracting buyers who see long-term value. The Ōtākaro Avon River Corridor development is expected to lift the suburb's appeal significantly as new features and planting mature.
