Redcliffs Suburb Guide

A scenic clifftop village with estuary views and Port Hills access

Ward: Linwood-Heathcote

Redcliffs is a prized coastal-hillside suburb perched above the Avon-Heathcote Estuary on the lower Port Hills. The suburb is named for the dramatic red volcanic rock cliffs that edge the estuary, providing a distinctive landscape feature. Properties along the cliff edge command spectacular views across the estuary and toward the Southern Alps, while the village centre on Main Road Redcliffs has cafes, galleries, and local shops.

The suburb was significantly affected by the 2011 earthquakes -- cliff damage and rockfall risk led to the red-zoning of properties closest to the cliff edge, and the community faced a period of considerable uncertainty. The remaining community has consolidated and rebuilt, and Redcliffs has emerged with a strong identity and high property demand.

Property values in Redcliffs are well above the Christchurch median -- the clifftop setting, estuary views, village character, and Port Hills access command a significant premium. The suburb competes with Sumner and Mt Pleasant for Christchurch's premium coastal-hillside market.
