This guide ranks the best of them by price, growth, and liveability.

Under $450,000: The Most Affordable Suburbs

These four suburbs have the lowest median prices in Christchurch. They offer genuine affordability but typically come with smaller or older homes, more modest infrastructure, or a location further from the city's amenity centres.

Phillipstown -- $395,000 median

Phillipstown is the most affordable suburb in the city, with a median sale price of just $395,000 in Q4 2025. That figure is paired with 4.2% year-on-year growth, the second-highest of any Christchurch suburb. Proximity to the CBD (around 2 km southeast) and the ongoing Otakaro Avon River Corridor regeneration programme are lifting prices from a low base.

Weekly rent of $360 produces a 4.7% gross yield, making Phillipstown one of the best-yielding suburbs in the city. The suburb is best suited to investors and buyers who are comfortable with the area's current character and willing to hold through the regeneration cycle.

Avonside -- $410,000 median

Avonside is another regeneration suburb close to the CBD, with the highest gross yield in Christchurch at 4.8%. The Otakaro Avon River Corridor project is transforming 602 hectares of red-zone land around the suburb into the largest urban park in New Zealand, which will permanently reshape the eastern inner suburbs. Council investment here is substantial.

Linwood -- $430,000 median

Linwood combines an affordable price ($430,000 median) with strong rental demand and 3.5% year-on-year growth. Eastgate Mall provides retail convenience, and the suburb benefits from spillover demand from the improving eastern regeneration area.

$450,000–$550,000: The Sweet Spot for Affordability and Liveability

New Brighton -- $445,000 median

New Brighton is Christchurch's most affordable coastal suburb. He Puna Taimoana hot pools, the beachfront esplanade, and an iconic pier make it a genuine lifestyle suburb at an entry-level price. Three decades of post-earthquake investment are finally flowing through into higher prices and tenant demand. At $445,000 with 3.0% growth and 4.6% yield, New Brighton is one of the most interesting value propositions in the city.

Central City -- $485,000 median

The rebuilt CBD is one of Christchurch's best-value surprises. Apartments in the central city are selling for a median of $485,000 while posting 4.8% year-on-year growth and 4.5% gross yield -- the strongest growth of any suburb in Christchurch. Te Kaha stadium, Riverside Market, and the Arts Centre are all walkable. If you are open to apartment or terraced living, the Central City is hard to beat at this price point.
