Avondale Suburb Guide
A quiet residential suburb alongside the Ōtākaro Avon River corridor
Ward: Burwood-Pegasus
Avondale is a residential suburb in east Christchurch, sitting between the Ōtākaro Avon River to the south and New Brighton Road to the north. The suburb was significantly affected by the 2010-2011 earthquakes, with a large portion of its housing red-zoned due to liquefaction risk. The resulting open space along the river has been incorporated into the Ōtākaro Avon River Corridor Regeneration Plan, creating new walking and cycling paths.
The remaining housing stock is a mix of earthquake-repaired homes and newer builds on parcels where damaged homes were replaced. The suburb has a quiet, residential character with good access to New Brighton's beach and the growing amenities of east Christchurch. CCC has invested significantly in infrastructure renewal and stormwater improvements following the earthquakes.
Avondale's property prices remain accessible, reflecting the suburb's history and ongoing regeneration. The river corridor green space is a genuine amenity -- the Ōtākaro Avon River trail provides walking and cycling routes connecting to the central city and east Christchurch.
